We have given much thought over the years as to how to meet new challenges as they arise in order to keep timeframes low. We have found that in Maryland it is very important to have a constant presence in the courthouses. We file almost everything related to Maryland foreclosures and related matters in person, using staff members whose sole job is to drive from courthouse to courthouse filing documents, retrieving documents and copies, and doing other necessary work which is best done in person by an employee who understands our work. Since we schedule our sales as quickly as possible we have attorneys in the field almost every day conducting foreclosures throughout Maryland and Virginia. This is especially useful in Maryland since these attorneys are able to use their time at the courthouses to monitor the process of the files which are in the post-sale ratification stage or which are in the eviction process. The close, personal and constant contact with the courts by staff members and attorneys have enabled us to keep timeframes fast and to greatly reduce the impact of court bottlenecks which arise from time to time.”
